Sharon's Westwoods Neighborhood Market Analysis Report
As we come to the close of 2013, we begin our period of reflection to take stock of how the last 12 months of real estate market have unfolded. Nationally we are seeing the growth of values in many regions. The economy is starting to get some legs and many segments of the economy are reporting stronger than average figures.
Our local real estate market is more active, and getting healthier incrementally as well. Values are stronger. We at Bain are having another productive year and appreciate your support and trust.
There are presently 68 homes on the market in Sharon which is higher than normal but that level has been decreasing steadily; there were 46 sales in the last twelve months, bettering last year by 10 sales! Yet because the buyer pool is rather low, proper pricing is still critical. There are presently 6 properties in contract to sell in Sharon- two in the neighborhood. The axiom that a well priced house gets the buyer’s attention is still true.

There were only three sales in the neighborhood in the last 12 months.
Rick Meehan of my firm sold 22 Vanishing Brook Lane, a well appointed split level country home in very good condition. Sited on 2.22 acres of land at the end of a private gravel road, this 3 bedroom 2-bathroom home has oak flooring, an open floor plan and nearly 2300 square feet of living space. The house sold for $275,000.
Overlooking Guinea Brook, a charming converted barn sold this year. 504 Cornwall Bridge Road is a 3 bed/2 bath home with exposed barn beams and native stone fireplace. The open floor plan and cathedral ceilings make the 1800 sq. ft. 1930’s home feel much larger. There is a spacious lower level as well. The property has 5 acres with the scenic feature of the cascading brook. It was listed for $399,000 closed for $387,500.
30 Morey Road is another 1930’s cabin renovated over the last 70 years. The original old cabin can be seen inside this native stone constructed home. With 2600 sq. ft. of living the house has a settled appearance and sits well on the 5 acres of mature trees and plantings. There are 4 bedrooms and 2.5 bathrooms and oak and stone flooring throughout the house. It closed for $445,000 after a number of considerable price reductions and an extensive marketing period.

Stewart Hollow Road- $375,000-is a 23 acre parcel of land with a brook and a private pond.
85 Herb Road- $325,000- Is my listing and is the last house on Herb Road and where you'll enjoy peace and quiet on 18 acres. The one bedroom house (4 bedroom septic system) has cherry flooring, pine, stone and large windows. Swim in the 12' deep fresh spring water pond. It abuts over 1000 acres of preserved land.
13 Herb Road- $1,195,000-The Linden tree allĂ©e drive leads into a walled courtyard of my associate Priscilla Pavel’s listing. The landscaping includes a rose garden, apple orchard, koi pond, large heated pool and tennis court. The house has 5 bedrooms, and 4.5 baths. The house is fully air conditioned, has generator backup plus 3-car garage.
89 West Woods Road- $1,800,000- 83 acres of woods, pasture and incredible western views that capture the Catskill Mountains. There are two barns, one a horse stable complete with tack room and apartment above. Toni Soule has this property listed.
Vanishing Brook Lane - $299,000 is where we have a 10.4 acre parcel of open land and mixed woods that climbs gently to a rise of over 1200 feet. Pretty views to the south and west can been seen here. Sam FitzGerald is the listing agent.
